Phase One: Spatial Audit
We measure the raw commercial shell, noting ceiling height, fenestration orientation, structural columns, and service riser positions. Photographs capture neighbouring façade rhythms that will influence interior sight lines.
This audit produces a base plan that becomes the foundation for all subsequent concept layers. Fee for standalone audit: €1,400.
Phase Two: Narrative Brief
Clients describe the intended atmosphere in non-operational terms: morning reading quiet, evening conversation warmth, or rapid turnover efficiency. We translate these adjectives into spatial zoning diagrams without referencing beverage service.
The narrative brief document is co-authored during a three-hour workshop at our Rouen studio and signed before concept drawing begins.
Phase Three: Concept Boards
Three A1 boards present plan layout, perspective sketches, and material/colour palettes. Boards are physical artefacts photographed for digital distribution, not computer renders masquerading as photographs.
Board production is included in the standard concept package priced between €8,500 and €24,000 depending on floor area up to 180 square metres.
Phase Four: Detail Sheets
Selected zones receive detail drawings at 1:20 scale showing banquette construction, shelving proportions, and lighting fixture placement heights. These sheets guide joiners and electricians without constituting construction documents.
Detail packages add €3,200 to any concept commission and include five drawn elevations.
Revision Philosophy
Revisions address spatial relationships and material direction, not operational workflow optimisation. Requests to relocate service counters for barista efficiency fall outside our concept scope and are referred to operational consultants.
Two revision rounds within twenty-one days of board delivery are included. Late revisions incur €95 hourly drafting fees.
Handover
Final deliverables include printed boards, digital PDFs, and a written concept summary describing design intent for contractor briefing. We attend one contractor presentation meeting within Rouen city limits at no extra charge.
Additional briefing attendance elsewhere in Normandy is billed at €180 plus travel at €0.65 per kilometre.
